Location & description

Woodland Cottage lies on a small road on the outskirts of Gilwern. Standing on a hill above the local canal, one has access to countryside walks and bike rides directly from your doorstep. As well as direct accesss to the countryside, the property is within approximately a mile walking distance of Gilwern village where one will find a range of facilities including doctors, hairdresser, a post office and shops.

For those needing access to the road network, the Heads of the Valley Road is just a few minutes drive away, giving excellent access further into South Wales in one direction, and Abergavenny, Monmouth and England in the other.

The cottage itself offers recently renovated accommodation, whilst retaining some lovely character features, meaning that one could simply move in without the need to carry out extensive works. Woodland Cottage has the added benefit of a large outbuilding, which is currently used by the vendor as a workshop, but could easily be converted to perhaps a home office.

In detail the property comprises:

Entrance Hallway

The front door comes onto a sub landing with stairs to the first floor. Access steps down to Main Entrance Hallway with space for shoes boots, coats etc. Two most useful under stairs storage cupboards. Fitted carpet. Doors to:

Integrated appliances include Becko electric oven, Russell Hobbs induction hob with extractor fan over integrated dishwasher and space for tall fridge/freezer unit. Vinyl flooring. Door to:

Utility Room/W.C

Having pedestal hand basin and WC., plumbing for washing machine, and space for tumble dryer in bespoke made painted cupboards. Additional storage cupboard to side, with space for cleaning and laundry equipment. Window to side elevation. Vinyl floor.

Steps from the front entrance hallway lead to the First Floor Landing with doors to:

The front of the property is accessed directly from Maes Y Gwartha Road, where there is also on street parking. The rear of the property is accessed either from the rear porch or alternatively from a pedestrian gate which leads to a path running along the side of the house.

Here one finds a Patio Area with space for garden furniture etc. Leading down from here is a set of steps to what the current vendors use as their Main Garden and children's play area, which is primarily laid to lawn, with attractive stone raised flower beds containing a variety of species. To the far end of this is the rear of the workshop with built in log storage. Travelling along the path to the side of the workshop are further steps, leading to the workshop side door See later) and continuing to the further part of garden. Accessed either from this path or from the patio doors from the workshop, is a Further Patio Area where the current vendors enjoy evenings by the firepit. Carrying on down the garden, one will find a surprising extra long section of garden space, currently used as a utility and storage area. This would provide any potential purchaser a fantastic opportunity to create a personalised garden.

Workshop This is in our opinion, one of the biggest assets of this property being approx. 19'0 x 16'5 and having lighting and power from a separate fuse spur. This room gives a potential purchaser many options. There is an additional door leading onto the side passage, as well as a door through to W.C. With hand basin, a most useful addition for when working perhaps in the workshop, or when one is in the garden. Two fully glazed patio doors lead out onto the Lower Patio Area giving fantastic views of the countryside and hills beyond.

Mains electricity, water and drainage are connected. Propane gas Central heating. Fibre broadband.
