Fforest Cwm Fforest Cwm is a traditional rural smallholding, formerly part of the famous Baskerville Estate. Located in rolling hill country between Clyro and Painscastle, the property comprises of a 3 bedroom farmhouse, an adjoining 1 bedroom holiday cottage, a useful range of outbuildings, pasture and woodland, with a small stream running through the property. Discreetly accessed via a long private drive, this is a quiet and unspoilt area with an amazing dark sky at night. Peace and tranquillity prevail, with an abundance of wildlife.

• The attractive period farmhouse is believed to date from 1730, stone built under a slate roof. Of modest, traditional origins, this has been extended by the current owners and complemented by an excellent oak framed garden room. There are many traditional and original features such as flagged stone floors and oak beams.

• Accommodation is comfortable and compact with 2 double bedrooms and a pretty small single room. There is scope to extend the space, subject to the usual formalities.

• A fitted Rayburn kitchen adjoins the cosy sitting room, which benefits from a wood burning stove.

• The entrance hall links to the modern garden room(built in 2014) which enjoys spectacular views across the valley. There is a good-sized utility room and a separate cloakroom. There is a spacious attic room above the hall and utility, currently used for storage.

• Stairs from the kitchen lead to the first floor landing and family shower room. There are 2 main double bedrooms, each with wardrobe storage, plus a small 3rd single bedroom, currently used as a study.

The Byre (Holiday Cottage) This barn was converted from an outbuilding in 2012 and is now a very popular site. It produces an excellent income stream for the vendors, who manage the property and changeovers themselves.

Sympathetically transformed using local, natural materials and craftsmen, this self-contained 1 bedroom property is presented in open-plan format and it too benefits from a wood burning stove and a smart oak framed garden room. For more information see:

The Outside The property is approached via a long private drive with the farmstead located centrally to the pasture. There are no close neighbours or public paths across this property.

An excellent two storey stone barn sits in the middle of the farmyard. Adjoining is a single storey range of 3 stables. There are also two detached "Nissan hut" style storage barns which provide useful additional farm storage space. All the buildings are currently used for livestock and storage but the traditionally constructed barns have excellent scope for conversion and income generation, subject to planning requirements.

The majority of the land is permanent pasture and comprises 6.5 acres divided in to 5 paddocks. At the far end of the undulating pastureland is an area of mature native Broadleaved woodland of about 2 acres. There is a small stream running from the woodland along the southern boundary of the property, through the pasture land.
