PLANS for a 70 bed care home near Abergavenny have been submitted to Monmouthshire council's planning department.

The application is on behalf of Castleoak Care Developments for a new care home at Westgate, Merthyr Road, Llanfoist. Plans for 1.6 hectares of homes, a 61 bed Premier Inn, a Brewer's Fayre, Costa Coffee and McDonald's have already been approved at the site which covers 9.2 hectares.

The site originally formed part of Grove Farm and is located on the eastern edge of the village of Llanfoist which is 1km from Abergavenny Town Centre.

The proposed care home is for elderly people requiring specialist nursing and dementia care. The site has already been approved for development as part of outline planning permission.

The site of the proposed care home is 0.6 hectares and will consist of 70 bedrooms, communal areas and ancillary accommodation including assisted bathrooms, staff WC’s, guest room, private dining, kitchen, laundry, nurse stations and drug store. On the ground floor there will be a library, gym and a cinema for all residents to use.

It is proposed to be a two storey building with the ancillary spaces dedicated to a small wing.

The application states the proposed care home will provide an ‘important amenity for the local community and generate new job opportunities.’

A presentation was held at Llanfoist OAP Hall on June 21, 2016, where a draft proposal was presented to the public. The application states there were no objections raised regarding the scale and design of the care home in light of the wider development.

But Abergavenny Civic Society did suggested a more traditional design should be included in the plans with dark and light bricks along with pitched roofs.

Access to the site will be provided from a new roundabout located between the existing slip road from the A465 and the existing roundabout on Merthyr Road. Full planning permission for the changes to the slip road and roundabout was granted in 2010.
