MORE than 100 jobs could be created under plans to build nine business units at a site in Ebbw Vale.

Blaenau Gwent council is behind the plans for new units which would be contained within three separate buildings on land to the north of the Regain Building in Mill Lane, Victoria, Ebbw Vale.

Planning officers have recommended the development is given the green light when it comes before the council’s planning committee on Thursday.

Two building types are proposed which are simple rectangular shapes with a ‘monopitch’ roof design.

The use of the buildings would be split in half with offices to the front of the building and workshops to the rear.

The larger of the two building types would measure approximately 42.7m in width, 18.8m in depth and between 6.4 and 8.4m in height.

This would be used for two of the buildings which would contain four units each.

A first floor mezzanine would be included to facilitate additional office space to the front of the building.

The smaller of the two building types - which would be used for one unit - would measure around 17.5m in width, 20.8m in depth and between 5.7 and 6.7m in height.

A new vehicular access junction would be created and would link the highway at Lime Avenue with a new access road through the site.

A total of 36 car parking spaces are provided along with three bike sheds and electric charging points for up to six cars.

Around 120 full-time jobs would be created under the plans.

A planning report says: “This would make a valuable contribution to the delivery of land allocated for employment and business purposes within the Local Development Plan helping to meet the needs of local business and creating employment opportunities for local people.”

Under the plans, around 2,350 square metres of employment floorspace would be delivered on one hectare of allocated employment land.

The site is described as a “flat area of reclaimed brownfield land that has partially regenerated with vegetation.”

But it would allow for the business units to occupy “a visually prominent position”, alongside the nearby Regain Building and basements gardens to the south, with a leisure centre a little further to the north.
