AN EMPTY office building could be demolished to make way for a block of 42 apartments for older people.

Plans have been lodged to provide a scheme for people aged over 55 at the site of the Llys Ifor office building in Crescent Road, Caerphilly.

A small ground floor retail unit, hoped to be a cafe or similar venture, would also be built under the scheme which would be managed by Linc Housing Association.

The scheme includes 32 one-bedroom apartments and 10 two-bedroom apartments over five floors.

Under the plans, the development would be 100 per cent affordable housing and would be designed for tenants over 55 and those with mobility issues.

The current 1970s building has recently become vacant and its empty state is said to be a "wasted opportunity" given its location close to the town centre and transport links.

"Whilst it appears to be in a reasonable state of repair, it is considered to be of little architectural merit, thereby detracting from the character and appearance of the area," a design and access statement says.

"From a design and placemaking perspective, the redevelopment of the site would seek to enhance the visual appearance of the site and the surrounding area as a whole.

"This is particularly relevant given the location of the site and its proximity to the castle grounds."

Under the plans the site would be accessed via a new crossover from Crescent Road.

Parking for six cars would be located at the rear of the site, close to a public car park.
