PLANS for 22 units to be built on an industrial estate in Blaenau Gwent have been revealed.

Jack James developments lodged the application with county planners back in April for 22 units which would be for general industrial use to be built at land next to Unit Two at the Heads Of The Valleys Hub, on Crown Avenue, Dukestown, in Tredegar.

The idea is that these units are affordable for small businesses and that they could move up to bigger ones at the site as they grow.

The application was validated on November 3, which means that it is now live and being processed by county planners with the official consultation period with neighbours and statutory consultees now under-way.

The proposal has been explained in a Design and Access statement by Planning Agent Steven George of George and Co.

Mr George said: “The site is within a complex of other industrial/commercial developments and is indicated for employment use in the Local (Development) Plan.

“The topography of the site falls down towards the road with the proposal allowing stepped units to counter the topography, levels around the proposed unit doors are approximately 150mm (millimetre) below the internal floor level, ramped access is provided for entry to all openings.

“The site benefits from good transport links and proximity to large towns that will benefit from this new facility.

“The site is with walking distance of the nearest bus stop, which is at the bottom of Crown Avenue where the road meets St Luke’s Road, via a footpath.”

Mr George added that that the units will have “adequate parking facilities” with two to three parking bays in front of each unit.

More parking spaces would be included in the site which includes disabled bays and a “reasonable amount” will be set aside for visitors to the businesses that could be based there.

Mr George continued: “The delivery vehicles are able to exit in a forward direction towards.

“There is sufficient space at the site for the safe movement, parking and turning movements of these vehicles.”

Earlier this year the firm held a pre-application consultation (PAC) on their proposals and during this process no objections or “requests’ to tweak the plans were made.

Kathryn Williams of KEW planning, who conducted the PAC, said: “This report demonstrates that the applicant has made every effort to ensure that the local community, local members (councillors), and statutory specialist consultees have had the opportunity to be involved in the pre-application process and throughout this consultation.

“The consultation has raised awareness of the proposed development, as well as provide an understanding of the potential impact, and the benefits it will bring to the locality.”

A decision on the application is expected by December 29.
