Wales set to build 7,500 new affordable homes

THE WELSH Government is on target to provide 7,500 additional affordable homes.

Figures published yesterday revealed the ambitious target will be met during this term of government.

Just under 2,500 homes were built in the last financial year, with 62 percent of those funded by capital grants from the Welsh Government and Welsh Registered Social Landlords.

Huw Lewis, the housing, regeneration and heritage minister said: "The statistics represent a very strong start towards an ambitious target and clearly demonstrates the commitment we have made to increase the amount of affordable housing available to people who need it."

"However, we know that demand for affordable housing continues to grow and we need to deliver even more homes in future."

"With tightening budgets this will prove quite a challenge. We are developing new ways in which we can attract other investment and I look forward to working with local authorities, housing associations and others in the housing sector to keep up the good work we have carried out to date and deliver more homes to help families in Wales."

affordable houses in wales most areas of wales you can buy a house for 50k even in cardiff you can get houses for 80k .

what they mean to say is labour want to shore up their vote by making sure all the unemployed are properly housed.

Strange that every one said they were way behind target but are now claiming to be on target. They seem pretty invisible these new homes

More worrying though this is another financialblack hole bubble which will burst. It is funded by creative accounting.

Social housing needs a fortune in subsidies as in mosst cases the rents only cover about 25% of the costs

I think these new homes are pretty invisible, Bob............only a third of them have been built and the WAG site says they are on target to build 7,500 in this term of Government.

How is it a financial black hole funded by creative accounting? Evidence please.

Affordable homes rent averages 68% of market rate according to 'insidehousing.co.uk
' which is most probably the difference between covering average costs and making a profit, so where on earth do you get the figure that social rents only cover about 25% of costs, another figure plucked out of the air to support your case is it Bob?

The disability merry go round as you call it is a rather spiteful and disingenuous comment. I hope you enjoy good health and never have a permanently disabling accident in your life, Chris. Most people as they age have some form of disablement but if it happens to you Chris I hope you will stand by your beliefs, but I do so doubt it.

7,500 down 132,000 to go... Building affordable housing means boxes usually, and if they mean social housing are they aware the prime users of these homes are all about to have their free rent/council taxes withdrawn ? So affordable looks a bit suss to me ! Cardiff recently wanted a stop put to more flat applications because tenants were being ripped off by landlords and given short leases, kicked out and then offered the tenancy BACK via an 30% increased rental. Unless Wales has missed the news the last 6 years no-one gets a mortgage loan any more.

cardiff bay - there are tons of flats all empty down cardiff bay the oversupply is so massive there are shells of flats unfinished for years down by the toys are us area of the bay. in newport despite being on the market for about four months the flats in the old art college mostly remain unsold (i have looked around them and they are very nice) i think they remain unsold due to the run down area they are in.

Why do the same few people on this forum post the negative opinionated comments - normally of a personal nature & designed to offend?

Are you seriously suggesting that an average social house rent in Wales of £250 a month comes anywhere near covering the cost. That rent covers about 25% of costs leaving the taxpayers to pick up the other 75%

£250 a month eh, Bob? You really do make it up as you go don't you. If you look on the 'Newport City Homes' social housing website:

http://www.homeoptio
nsnewport.co.uk/Data
/ASPPages/1/43.aspx

There you will see houses from Pill and Maesglas. The Maesglas one is £89.47 pw or £377.40 a month + council tax and water rates, now stick with me on this Bob because I know it's difficult for you. If £377.40 represents 68% of what that house would go for in the private sector then the private rent would be £560.............ar
e you keeping up? Now do you think that is about correct that as I quoted 'insidehousing.co.uk ' as saying social housing rents are roughly 68% of private rents. Perhaps you would like to tell us all where you get the £250 per month figure from.
